When flat fee MLS listing services first came online many
REALTORS® feared the end of industry was on the horizon.
Those fears never materialized because the flat fee option simply
filled a need that was long overdue in the industry. Providing
a variety of options to best serve homeowners is what our REALTOR®
Association is all about. Many homeowners have expressed a new
found respect for our industry thanks to the flat fee option,
and this can only be good for the industry.
Keep in mind that full service is not always the best option
for many homeowners. Many homeowners really can do much of this
work themselves and being forced into a full service agreements
only creates deep resentment toward our industry.
Some agents have expressed that they wish the flat fee option
would go away. However, water seeks it's own level and when an
industry begins to block consumer options new industries will
rise to fill that void. Many have forgotten that in the beginning
of the dot com boom there was a well funded movement to eliminate
the MLS system altogether with various online advertising schemes.
It was the flat fee brokers that created the acceptable compromise
that challenged the idea of eliminating the real estate industry
as we know it.
To be sure the traditional real estate industry has weathered
the dot com revolution much better than many others. And the
full service MLS listing is expected to remain dominant even
with the flat fee option available.
When dealing with our flat fee clients you can know you are
dealing with a savvy and educated group. In fact, licensed agents
and attorneys are among some of our most common clients. Our
clients have a signed listing contract with us so please remember
to respect our agency relationship and do not solicit our clients
while listed in the MLS. Our clients have offered a commission
to a buyer's agent and commissions are posted in the MLS for
your consideration.
Our clients wish to be contacted directly by REALTORS®
and to represent themselves in the transaction. You should contact
our clients directly to show and present offers. Remember, our
clients have access to all required forms and consultation with
our licensed agents is available to them. You don't ever need
to feel you are placed in a duel agency relationship with our
flat fee clients.
